Vacation Rental Guest Reviews - FlipKey Negative Review Alerts

What are FlipKey Alerts?
Research shows 81% of vacation rental reviews are positive, 16% neutral and only 3% are of a negative nature.

The fact is, consumers love the vacation rental product; however, there will always be a few voices you simply can’t satisfy. In some situations these negative reviews are justified, but in most cases the second side to the story gives a more accurate picture.

With the Response feature, FlipKey allows managers to respond to all reviews and provide context or more information (such as maintenance improvements) to a guest review. Now with FlipKey Alerts, FlipKey sends an alert message as soon as a negative review is submitted to help managers efficiently respond to negative reviews.

Scrolling to the bottom of the page, we see the first review is not positive. However, the manager’s response highlights Carolina Mornings commitment to quality, responsiveness to guest feedback and counter opinion. Suddenly, when put into context this first review does not seem particularly negative and provides credibility to the four subsequent positive reviews.

At the Eastern VRMA Conference in Myrtle Beach last week, FlipKey was lucky enough Surfside Realty Signto be hosted by Surfside Realty. Surfside Realty is located in Myrtle Beach, SC and manages over 400 vacation rentals.

Representing some of the best properties in the region and maintaining a robust staff to ensure top-tier customer service, Surfside has begun using FlipKey to leverage the wonderful experiences and words of their past guests. Our experience with Surfside Realty and our vacation rental home was second to none. The check-in process was seamless and when we walked into the home (the “Royal Palm“) we couldn’t believe it. We found ourselves in one of the nicest ocean front homes we have ever had the privilege of experiencing.

Why was FlipKey created?
After managing our own vacation rentals we discovered a lack of trust and consumer awareness among prospective guests searching for vacation rentals. Guests needed assurances that our vacation homes were as advertised and that we, as managers/owners, were legitimate business operators.

If you happened to stop by www.flipkey.com today, you may have already seen our new temporary login page for the Beta. You may have also guessed what that means - FlipKey is officially entering Beta status!

Here is how the private Beta works. If you have already signed up for the FlipKey Badge Program, we have been hard at work preparing your Front Desk for you. Over the course of the next few weeks we will be sending out Beta login information to Rental Managers as soon as your Front Desks are ready. We received a tremendous number of sign-ups for the FlipKey Badge Program, so if you don’t hear from us right away, please know that we are working through the list and we will be in contact with you very soon. What is FlipKey up to and when is it launching?

It’s been six months since we launched the FlipKey Blog. We use the blog to share our thoughts and research on the vacation rental industry in hopes of supporting a broader discussion on how to expand the vacation rental market. To date, over 100 people subscribe to the FlipKey Blog’s RSS feeds and over 2,000 people visit the blog every month to see what’s going on.

With that said, FlipKey is soon releasing its highly anticipated vacation rental Reputation Service. We will soon feature posts specific to FlipKey’s service, ways to leverage the service and ideas for future enhancements.

OK, OK…. but when is FlipKey actually launching?

  • In the next two weeks, FlipKey will be releasing access to the FlipKey service to a select number of property managers. Over 100 property managers have signed up as FlipKey Charter members and we have selected 50 to kick the tires before we release FlipKey publicly.   • In January FlipKey will be releasing a new research report on Marketing Effectiveness in the vacation rental industry. FlipKey surveyed over 400 consumers that evaluated a vacation rental home in 2007 and collected and analyzed their thoughts and opinions - the results are fascinating.
  • FlipKey will then open up its doors to the public in January. We will keep our readers current on our progress via the blog in the interim.

The excitement and growth of the vacation rental market is exciting. Every industry trade show we have attended this year has attracted record breaking attendance. New services are being introduced every month and consumers are increasingly beginning to prefer vacation rentals over traditional accommodations. 2008 is going to be a great year!
